{"id":6512,"date":"2019-07-18T13:41:11","date_gmt":"2019-07-18T17:41:11","guid":{"rendered":"https:\/\/viacapitaledumontroyal.com\/?p=6512"},"modified":"2020-06-19T18:04:03","modified_gmt":"2020-06-19T22:04:03","slug":"the-underside-of-real-estate-june-2019","status":"publish","type":"post","link":"https:\/\/viacapitaledumontroyal.com\/en\/the-underside-of-real-estate-june-2019\/","title":{"rendered":"The Underside Of Real Estate &#8211; June 2019"},"content":{"rendered":"<h1><span style=\"font-weight: 400;\">Just like last month, the Montr\u00e9al and Qu\u00e9bec real estate market is proving to be very dynamic. <\/span><\/h1>\n<p><span style=\"font-weight: 400;\">According to the <a href=\"https:\/\/www.ciq.qc.ca\/news\/id\/29\" target=\"_blank\" rel=\"noopener noreferrer\">APCIQ<\/a>, real estate activity in Quebec continues to grow in May. In Quebec, nearly <a href=\"https:\/\/www.centris.ca\/en\/blog\/real-estate\/quebec-s-real-estate-market-was-very-active-in-may\" target=\"_blank\" rel=\"noopener noreferrer\">10,400 transactions<\/a> were reportedly carried out by real estate brokers in May, an increase of 7% in Quebec compared to last year!\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When we look at the data for each neighbourhood, however, a few nuances appear in these results. An active market does not necessarily mean that everyone benefits! <\/span><\/p>\n<h3><strong>Data from May 2019 in Montreal by neighbourhood<\/strong><\/h3>\n<h3><em><span style=\"font-weight: 400;\">Plateau Mont-Royal-Mile-End<\/span><\/em><\/h3>\n<ul>\n<li><span style=\"font-weight: 400;\">37% condominiums and 33% of plexes sold between May 1 and 31, 2019 were sold at a higher price, with an average time frame of 13 and 71 days respectively.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">However, 54% of condominiums and 55% of plexes were sold below the asking price, with average turnaround times of 48 and 50 days. <\/span><\/li>\n<\/ul>\n<h3><em><span style=\"font-weight: 400;\">Rosemont<\/span><\/em><\/h3>\n<ul>\n<li><span style=\"font-weight: 400;\">Nearly 37% of condominiums, as well as 44% of plexes and 40% of single-family homes, sold for higher prices, with average time frames of 42, 12 and 101 days, respectively. <\/span><\/li>\n<li><span style=\"font-weight: 400;\">However, 47% of condominiums, 48% of plexes and 60% of single-family homes sold below the asking price, with average turnaround times of 48, 55 and 31 days, respectively.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The same trend continues for neighbouring districts such as HoMa, Outremont and Villeray. While several properties of all types sell quickly at higher prices, others are slow to be sold and, when they are, prices are lower than those expected by current owners. <\/span><\/p>\n<h3><strong>And elsewhere in Quebec?\u00a0<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\"><a href=\"https:\/\/viacapitaledumontroyal.com\/en\/behind-the-scenes-of-real-estate-may-2019\/\" target=\"_blank\" rel=\"noopener noreferrer\">Last month<\/a>, we evaluated sales for the first quarter of 2019 and compared it to the first quarter of 2018.
