Every year, Immigrant Québec organizes the Salon de l’Immigration, which gives newcomers the opportunity to benefit from a wide range of advice, particularly on setting up a business, finding housing or a job in the province’s regions.

Nathalie Clément participated to represent Via Capitale du Mont-Royal. For 24 years, she has been managing this real estate agency located in the heart of the Plateau Mont-Royal, one of the most sought-after neighbourhoods for French expatriates. Her colleague Sylvie Rovida interviewed her for Radio Immo.

Paris in Montreal? 

It would seem that the attraction for the Plateau is not new: since its creation, the Via Capitale du Mont-Royal agency has seen a steady stream of clients of French origin. How do you explain this popularity? First of all by its location: when you live on the Plateau, access to downtown is quick and easy. In addition, although the architecture of the two cities are not comparable, one finds a quality of life that is reminiscent of neighbourhood life in Paris: with a multitude of small, avant-garde shops, many parks and lots of light, it is a lively neighbourhood with an abundance of culture. 

An agency to accompany you 

Via Capitale du Mont-Royal strives to reproduce the warm and dynamic side of the Plateau within its agency: large illuminated windows and a welcoming space so that clients are not shy to come in and ask their questions.With more than 70 brokers and an average of 14,000 transactions per year, Nathalie Clément finds the most gratifying figure to be the satisfaction rate: 96% of clients’ opinions are very positive, and the agency has won the client satisfaction award for the past 2 years.  It is with this in mind that Via Capitale du Mont-Royal is concerned about bringing the broker and the client closer together. 

More and more clients are coming from abroad: in 2011, French clients represented 18% of sales compared to 28% in 2018, to which can be added 21% of clients from elsewhere: the United States, Brazil, India and China for the most part. This increase can be explained by the development of foreign affiliates such as Prestige MLS. These initiatives make it possible to directly reach clients located in the four corners of the world. Via Capitale du Mont-Royal has even made it its expertise: everything is put in place to ensure that these new clients are supported. Brokers are trained and have access to notaries and tax specialists to clarify the laws of the land. Add to this the high immigration rate that arrives with currencies in US dollars or euros, which allows for a better quality of life than in one’s country of origin, and we will have explained in part why Montreal is so highly valued by newcomers.
